The Five Sources That Cover Almost Every Wadsworth Leak

  • Pipe boots. The rubber collar sealing around plumbing vent pipes has a shorter life than the roof around it — typically ten to fifteen years before it cracks. Water then runs straight down the pipe into the ceiling below. The roof looks perfect. This is the single most common leak we find.
  • Step and counter flashing at chimneys and wall junctions, particularly where it was reused during a previous reroof.
  • Valleys. More water crosses a valley than anywhere else on the roof, and it moves fast enough to get under the courses if the underlayment beneath has failed.
  • Ice damming. A winter-only leak with a summer-clean roof. Very common here and almost never solved by shingles.
  • Condensation, which is not a leak at all. Warm moist air from the house hitting a cold deck, condensing, and dripping. Looks exactly like a leak. New shingles fix nothing.

When does it leak?

Only during heavy driving rain, particularly from one direction, usually points to flashing or siding intrusion rather than the roof field. Every rain regardless of intensity suggests a penetration — a pipe boot or a failed seal. Only in winter, and often on a mild day after snow, is ice damming almost every time. And in winter with no precipitation at all is condensation, not a leak.

Why Winter Leaks Are Different Here

In Wadsworth, a large share of the ceiling stains reported between December and March are ice dams rather than roof failures.

Snow sits on the roof. Heat escaping through an under-insulated attic melts it from beneath. The meltwater runs down to the overhang, which is cold because there is no heated space under it, and refreezes into a ridge at the eave. The next melt backs up behind that ridge and sits there — and shingles are designed to shed water running downhill, not to hold back water sitting still and pushing uphill under them.

Replacing the roof does not fix this. The fix is ice-and-water shield at the eaves, intake ventilation at the soffit that is actually open, and enough attic insulation to keep the deck cold. We check all three, because putting a new roof on without addressing them buys you the same leak next winter on a newer roof.

How We Find It

Attic first wherever we can get in. The underside of the deck shows staining and water tracks that reveal the entry point long before the ceiling does, and it lets us follow the path back uphill to the source.

Then the roof, working outward from the suspected area — every penetration, every flashing junction, every valley within reach of the stain.

If it is genuinely elusive, controlled water testing: running water onto isolated sections in sequence with someone watching in the attic. Slow, but it produces a definite answer rather than a guess.

What we will not do is seal the general area with roofing cement and hope. That is the standard cheap fix, it lasts a season, and it makes the real source harder to find afterwards.
