Very few markets in Ohio have the collective memory of severe weather that the Miami Valley has. The Memorial Day tornado outbreak in May 2019 tore through Trotwood, Brookville, Riverside, Harrison Township and Beavercreek, and the rebuilding went on for years afterwards.

That left the area with something unusual: a large population of homeowners who have already been through an insurance claim and know how the process is supposed to work. It also left a lot of roofs that were replaced in a hurry, by whoever was available, during the busiest possible period for local contractors.

Kettering, Huber Heights and Riverside are dominated by post-war development, and Huber Heights in particular was built out so uniformly that its roofs age as a single cohort. Whole neighbourhoods reach replacement age within a couple of years of each other.
