One City, Six Different Roofing Problems

German Village, Victorian Village, Italian Village and Olde Towne East have pre-1920 stock — steep pitches, slate originals, tight lots, and historic district requirements on what can go back up.

Clintonville and Northwest Columbus are largely interwar and post-war, with mature tree canopy that fills gutters relentlessly and drops limbs in wind events.

The Far East and Far West sides are post-1970 subdivision, simpler rooflines and predictable build cohorts.

The near east and south sides have a great deal of older, more affordable stock where deferred maintenance is common and a repair-versus-replace conversation is genuinely a conversation rather than a formality.

Nobody roofs all of those the same way, and a company that quotes them the same way is not looking closely.

The Tree Canopy Problem

Clintonville, Bexley and the older north side neighbourhoods have canopy that most Columbus suburbs do not. It looks wonderful and it does three things to a roof.

It fills gutters faster than a twice-yearly cleaning schedule handles. It keeps roof planes shaded and damp, which encourages moss and algae growth on north-facing slopes. And it drops limbs, which is the most common non-storm source of impact damage we see in the city.

If you are under heavy canopy, gutter frequency matters more than it does elsewhere and the north slope of your roof will age faster than the south.

Columbus issues its own building permits and runs its own inspection schedule, which is separate from the surrounding suburbs and from Franklin County. Properties in unincorporated pockets or annexed areas can fall differently.

The thing to understand about Columbus and hail is that "did Columbus get hit" is the wrong question. Hail falls in relatively narrow swaths — a storm can put damaging hail across Hilliard and the Hilltop while leaving Clintonville untouched fifteen minutes away.

So neighbours getting new roofs is meaningful information about your roof in a way that citywide news coverage is not. If houses on your street are being approved, yours very likely took the same hit.
