What Drives the Price

Five things, roughly in order of impact.

  • Size — measured in squares, one square being 100 square feet. This is the base of every estimate.
  • Pitch — steep roofs need staging and safety equipment, and crews move slower. A steep roof can cost meaningfully more than a walkable one of identical size.
  • Complexity — valleys, dormers, hips, skylights, and chimneys all take time and material. A simple gable is far cheaper per square than a cut-up roofline.
  • Material — architectural asphalt is the baseline. Designer shingles cost more. Metal costs considerably more.
  • Layers — tearing off two or three existing layers means more labour and more disposal.

The Cost Nobody Can Quote Up Front

Decking. Nobody knows what the sheathing looks like until the old roof is off, so an honest estimate prices deck replacement per sheet as a contingency rather than folding a guess into the total.

If an estimate has no deck line at all, ask what happens if the deck is rotten. The answer will be a change order, and you would rather know the rate before the crew is standing on your roof than after.

How Insurance Changes the Maths Entirely

If a covered storm damaged your roof, the conversation is not about price at all. It becomes about your deductible.

On a replacement-cost policy, the carrier pays the cost of replacement minus your deductible, typically in two instalments — an initial payment and a depreciation release once the work is complete. Your actual out-of-pocket cost is the deductible, whether the roof costs eight thousand or twenty-eight.

This is why storm damage assessment matters so much financially, and why we inspect free after any significant hail or wind event.

What a Cheap Quote Usually Means

Quotes come in dramatically low for identifiable reasons, and it is worth knowing which one you are looking at.

Sometimes it is a layover instead of a tear-off. Sometimes it is reused flashing, three-tab shingles instead of architectural, or no ice-and-water shield despite code requiring it. Sometimes there is no deck contingency, and the change order arrives later. And sometimes the contractor is not carrying workers’ compensation, which means an injury on your roof becomes your homeowner’s problem.

Ask any low bidder for their certificate of insurance and a written material list. Both are reasonable requests and both are revealing.

Financing

We offer financing for homeowners paying out of pocket, and it is worth mentioning that deductible amounts can often be financed too when a claim covers the balance.
