Akron Was Built Before Simple Roofs

A great deal of Akron housing predates 1950, and much of it predates 1930. Highland Square, West Hill, Goodyear Heights and Firestone Park went up when steep pitches, multiple gables, dormers and complex intersections were simply how houses were built.

Many of those homes were originally slate. Some still are. Most were converted to asphalt at some point, sometimes well and sometimes not, and what is underneath a 1920s Akron roof is frequently a surprise until the tear-off starts.

These are slower, more skilled jobs than a modern subdivision roof. A steep, cut-up roof needs staging, takes longer per square, and carries more risk for the crew — which is why an estimate that looks high next to a suburban quote may simply be an honest one.

Deck Surprises Are Normal Here

On a house that has been through two or three roofs across a century, the deck is often a patchwork — original plank sheathing in places, plywood or OSB where previous repairs went in, and gaps where boards have shrunk.

Plank decking with wide gaps will not hold a nail reliably where the gap falls, which is one of the more common causes of early shingle loss on older Akron homes. Sometimes it needs overlaying with sheathing before the new roof goes on.

You cannot price this before tear-off, and nobody can. What an honest estimate does is give you the per-sheet rate up front so there is no argument later.

Snow, Ice and the Bedroom Ceiling Leak

Akron gets more snow than most of Ohio and holds it longer. Combine that with the older stock’s frequently inadequate attic insulation and blocked-off soffit vents, and ice damming is close to a regional default.

The symptom is a stain on an upstairs ceiling in January or February with no storm to blame. The cause is almost never the shingles. We look at ice-and-water shield coverage at the eaves, whether intake ventilation is actually open, and how much insulation is on the attic floor — because replacing the roof without fixing those three gets you the same leak next winter on a newer roof.

The City of Akron issues its own permits and runs its own inspections, separate from Summit County. Older homes can carry additional requirements, and any work disturbing painted surfaces on pre-1978 housing brings lead-safe practices into play.
