Free Roof Inspection in Dublin & Wadsworth, Ohio
A roof inspection should tell you what condition your roof is actually in, with evidence. Not a sales pitch with a clipboard.

What We Actually Look At
We get on the roof. Ground-level and drone-only inspections miss the things that matter most, because hail bruising and nail pops are invisible from a distance and often invisible in photographs too.
- Field shingles — granule loss, cracking, curling, brittleness, and hail bruising
- Nailing — lifted shingles checked for high nails and backed-out fasteners
- Flashing — every wall, chimney, and penetration
- Valleys — where the most water concentrates and most leaks start
- Pipe boots — the rubber collars that crack years before the roof does
- Ridge and hip — cap condition and ridge vent function
- Gutters and fascia — including granule accumulation, which tells us how the roof is ageing
- Attic, where accessible — daylight, moisture staining, insulation condition, and whether intake ventilation is blocked
The Attic Half
Skipping the attic is skipping half the information. Water stains on the underside of the deck show where leaks are happening even when the ceiling below has not shown anything yet. Blocked soffit vents explain why a roof is ageing faster than it should. Daylight through the deck is self-explanatory.
If your attic is accessible, we look. It takes ten minutes and it frequently changes the conclusion.

What You Get Afterwards
A written report with photographs of anything we found, an assessment of remaining service life, and a clear recommendation — repair, replace, monitor, or nothing needed.
If we think the roof is fine, that is what the report says. We would rather be the company you call in eight years than the one that sold you a roof you did not need.
If there is storm damage, we will tell you whether we think it meets the threshold your carrier is likely to accept, before you file anything. Filing a claim that gets denied is not free — it goes on your record either way.
When to Book One
After any significant hail or high-wind event, even if nothing looks wrong from the ground. Especially then, in fact — hail bruising is genuinely invisible from a driveway and the filing window on most policies is limited.
Before buying a house, because a roof at end of life is one of the largest single negotiating items in a purchase.
When the roof passes fifteen years, so you can plan the replacement rather than react to a leak.
And any time you see a ceiling stain, granules collecting in the gutters, or shingles in the yard after a storm.

Common Questions
Yes. No fee, no obligation, and you keep the report regardless of what you decide.
We get on the roof whenever it is safe to do so. Drones are useful for documentation and for very steep pitches, but hail bruising has to be felt as much as seen.
Usually 45 minutes to an hour for a typical single-family home, longer for complex rooflines or if the attic is difficult to access.
It helps, because we can walk you through what we found straight away. If you cannot be there, we send the report and follow up by phone.
