Dublin Roofs Are Hitting Their Second Roof

Dublin grew hard through the 1980s, 90s and 2000s. Muirfield, Ballantrae, Tartan Fields and the developments that followed went up in relatively tight build windows, which means the roofs on them were installed in tight windows too.

A twenty-five-year architectural shingle installed in 1998 is out of warranty and near the end of its service life now. One installed in 2008 during the first replacement wave is approaching the same point. Both cohorts are live, which is why replacement work here runs steadier than the weather alone would explain.

Larger Roofs Than the County Average

Dublin housing skews toward larger footprints with more complex rooflines — multiple gables, dormers, and long valleys. That matters for two reasons.

First, more valleys and penetrations means more places for water to get in, and valleys are where the majority of leaks start. Second, complexity drives cost more than square footage does. A cut-up 2,800 square foot roof can cost more than a simple 3,500 square foot one, which is why estimates based on house size alone are usually wrong.

Permits and the Three-County Problem

Dublin sits mostly in Franklin County but crosses into Delaware and Union. The City of Dublin issues building permits for properties inside city limits, and the applicable county handles parcels outside them.

It sounds like a technicality and it is, right up until a permit gets filed with the wrong authority and the job stalls. We handle it.

Storm Work From the Home Office

Central Ohio gets meaningful hail most years, and Dublin has taken its share. Because this is our home office, response here is as fast as it gets — inspections within days, emergency callouts same day in most cases.

We document to carrier standard, meet the adjuster at the house, and work the claim through to the depreciation release. It is also the office we deploy from for Dayton, Cincinnati and out-of-state storm work.

700 Stonehenge Parkway, Dublin, OH 43017. It is a working office with our own crews, not a mailing address.

Same day for emergencies in most cases. Routine inspections are usually within a few days.

Generally yes, and the issuing authority depends on whether the property is inside city limits or in Franklin, Delaware or Union County. We pull it as part of the job.

Yes, and a lot of that work is second-roof replacement now — those homes are past the service life of their original roofs and often past their first replacement too.
