Dublin Roofs Are Hitting Their Second Roof
Dublin grew hard through the 1980s, 90s and 2000s. Muirfield, Ballantrae, Tartan Fields and the developments that followed went up in relatively tight build windows, which means the roofs on them were installed in tight windows too.
A twenty-five-year architectural shingle installed in 1998 is out of warranty and near the end of its service life now. First, more valleys and penetrations means more places for water to get in, and valleys are where the majority of leaks start. Second, complexity drives cost more than square footage does. A cut-up 2,800 square foot roof can cost more than a simple 3,500 square foot one, which is why estimates based on house size alone are usually wrong.
Permits and the Three-County Problem
Dublin sits mostly in Franklin County but crosses into Delaware and Union. The City of Dublin issues building permits for properties inside city limits, and the applicable county handles parcels outside them.
