The Central Ohio Roof-Age Problem
When a suburb gets built out over a five-year window, every roof on it was installed within five years of every other. Twenty years later they all reach the end of their service life at the same time.
That is Powell. It is Hilliard, large parts of Westerville, and the Delaware County corridor along Olentangy. Whole streets of houses that went up in the late nineties are now on their original roofs, or on the first replacement, and they are all aging together.
It means two things. Your neighbours getting roofs done is not a coincidence and it is not necessarily a storm. And material availability and crew scheduling get tight in these neighbourhoods in a way they do not elsewhere.
The Older Half
Central Ohio is not all subdivisions. Upper Arlington, Bexley, Grandview and Old Worthington have stock from the 1920s to the 1950s — steeper pitches, more complex rooflines, original slate and tile on some of them, and architectural review boards that care what goes back on.
These are different jobs entirely. Steeper roofs need staging. Historic districts have material constraints. A crew that only does subdivision work will quote these wrong.

Permits Vary More Than People Expect
Franklin County alone contains dozens of jurisdictions, several of which issue their own permits with their own inspection schedules. Delaware, Union, Madison, Licking and Fairfield counties each add more. A house in Lewis Center is unincorporated and goes through the county; a house two miles away in Powell goes through the city.
