Siding Is a Rain Screen, Not a Wall

Siding is the outer layer of an assembly. Behind it sits a weather-resistive barrier, then sheathing, then framing and insulation. Water that gets past the siding is supposed to be stopped by the barrier and drained back out.

So the question is never just whether the siding looks worn. It is whether water is getting behind it and whether the layers behind it are still intact. That distinction decides between a cosmetic project and an urgent one.

The Signs

What to Look For, in Order of Seriousness

Urgent

  • Soft or spongy walls. Press firmly on the siding in several places, particularly low on the wall, below windows, and near the ground. Any give means the sheathing behind has taken on water. That is a structural conversation and it does not improve on its own.
  • Interior symptoms. Peeling paint or wallpaper on the inside face of exterior walls, staining at the base of walls, or a persistent musty smell in one room usually means moisture is getting through the assembly.
  • Visible rot at trim and penetrations. Around windows, at corner boards, and where anything passes through the wall.

Serious

  • Warping, buckling, or rippling panels. Vinyl expands and contracts with temperature and must be hung so it can move. Panels that have buckled were often nailed too tight, but persistent waviness across a wall can also indicate that the sheathing behind is no longer flat.
  • Cracked or holed panels. Every crack is a path behind the siding. A few are a repair; many across a wall is a pattern.
  • Loose or detached panels that have come out of the lock, often after wind.
  • Mould or moss growing on the surface persistently, particularly on north walls, which indicates the wall is staying wet.

Cosmetic

  • Fading. Colour loss on south and west walls is normal ultraviolet wear. It is a looks question, though it does make matching a repair harder.
  • Chalking. A powdery residue on your hand after touching vinyl is surface degradation. Washable, and not a functional failure.
  • Dirt and general grime. A wash, not a project.

Diagnosis

Checks You Can Do Yourself

Walk the whole perimeter and look along each wall from an angle rather than face on — raking light shows waviness, bulges, and lifted panels that vanish when viewed straight. Pay attention to the north side, which stays damp longest, and the wall under any roof line that dumps water.

Then do the push test at intervals along each wall, especially in the lowest courses. Check every penetration — hose bibs, dryer vents, electrical, light fixtures — since those are where sealing fails. Finally look at the ground line: siding should not be in contact with soil or mulch, and splashback from a missing gutter or a downspout dumping at the wall shows up as a stripe of deterioration.

Decision

Repair, Partial, or Full Replacement

Panel repair works when damage is isolated and the surrounding material is sound. The obstacle is usually matching: colours weather and product lines get discontinued, so an exact match on older siding is often unavailable. Salvaging panels from a less visible elevation to patch a prominent one is a common workaround.

Elevation replacement makes sense when one wall has taken the weather — typically a west or south exposure, or a wall under a poorly draining roof. It leaves you with a visible difference between walls unless the product still matches.

Full replacement is the answer when the failure is general, when the sheathing needs attention across the house, or when you want to change the material or add insulation. It is also the point at which you can correct whatever was causing the failure, rather than covering it again.

Not for function. Fading is ultraviolet wear and is cosmetic. It does make matching a repair harder, which sometimes tips a decision toward replacing a full elevation.

Overview

What Ventilation Is Actually Doing

A ventilated attic moves outside air in low at the soffits and out high at the ridge, continuously. In summer that carries away heat that would otherwise build under the deck and bake the shingles from behind. In winter it carries away moisture that rises from the living space, and it keeps the roof deck close to outside temperature.

That second job is why ventilation and ice dams are the same subject. A cold deck means snow melts from sunlight rather than from heat leaking out of the house, which is what stops meltwater refreezing at the eaves.

Requirements

Balance, and the Numbers Behind It

Ohio's residential code sets a baseline of net free ventilating area not less than 1/150 of the area of the space being ventilated, with a reduction to 1/300 permitted where specified conditions are met — commonly a balanced arrangement with upper vents positioned well above the eave vents, or an appropriate vapour retarder. Adoption and amendments vary by jurisdiction, so confirm the specifics with your local building department.

Net free area is not the size of the hole

A vent's net free ventilating area is the actual open area after the louvres, screens, and baffles are accounted for, and it is published by the manufacturer. A twelve-inch vent does not deliver twelve inches of net free area. Calculations that use gross opening size overstate ventilation substantially.

Balance is the part that gets missed

Intake and exhaust need to be roughly matched, with the intake low and the exhaust high. Exhaust without adequate intake does not create airflow; it creates suction that pulls conditioned air out of the house through ceiling penetrations. Roughly even split between intake and exhaust is the usual target unless the manufacturer specifies otherwise.

Do not mix exhaust types

Ridge vent plus powered fans plus gable vents on the same attic can short-circuit each other, with one exhaust pulling air from another instead of from the soffits. Pick a system and let it work.

Keep the airway open

Code calls for a clear airspace of at least an inch between insulation and the roof sheathing. Insulation blown over the soffits blocks intake entirely, which is extremely common and is fixed with baffles.

What a Ventilation Problem Looks Like

From inside, in winter: frost or damp on the underside of the deck, rusty nail points, musty smells, damp or compressed insulation, and mould on the sheathing. From inside, in summer: an attic that is dramatically hotter than outside air rather than moderately so.

From outside: ice dams at the eaves, shingles curling or blistering ahead of their age, and one slope visibly further along than another. In the house: upstairs rooms that will not cool, and unusually high summer cooling bills.

Fixing It

What Correction Involves

The order matters. First establish intake, because everything depends on it — that usually means clearing blocked soffit vents, adding vented soffit panels where there are none, and installing baffles to keep insulation out of the airway.

Then set exhaust. Continuous ridge vent is generally the most effective on a roof with adequate ridge length, and the natural time to install it is during a replacement, since it requires cutting the deck at the ridge. Roofs with short or broken ridges may need a different approach.

Then seal and insulate. Air leaks at recessed lights, bath fans, and top plates push warm moist air into the attic, and no amount of ventilation fully compensates for a leaky ceiling. Bath and kitchen fans must terminate outside, not into the attic — venting them into the attic is a surprisingly common and genuinely damaging shortcut.

Overview

Why Shape Matters

Every shingle on a roof should lie flat and sealed to the course below. When they stop doing that, the roof loses both its wind resistance and its ability to shed water reliably, because the sealed overlap is the whole mechanism.

Deformation is not one condition. Four common shapes have four different underlying causes, and the cause determines whether you are looking at a repair, a ventilation correction, or a replacement.

The Shapes

Telling Them Apart

Curling — edges lifting upward

The bottom edge and corners of the tab rise away from the roof. Classic ageing behaviour: the asphalt has lost volatiles, the shingle has shrunk slightly, and the edges pull up. Excess attic heat accelerates it considerably. When it is happening across whole planes, the roof is in its final phase.

Cupping — edges up, middle down

The shingle takes on a dish shape. Usually moisture-driven — commonly a ventilation problem where humidity in the attic is being driven into the deck and the back of the shingle. It also appears where a new roof was installed over an old one and the shingle is reacting to an uneven substrate and trapped heat.

Clawing — middle up, edges down

The inverse of cupping, with the centre of the tab lifting while the edges stay put. Often related to expansion and contraction of the deck below, and to shingles installed over an uneven or moving substrate.

Buckling — long ridges or waves

Rather than individual tabs deforming, whole lines rise across the roof in ripples. This one is nearly always about what is underneath: wrinkled underlayment installed with slack, decking that absorbed moisture before it was covered and then expanded, sheathing installed with no expansion gap, or framing movement. Buckling on a new roof is an installation issue and should be raised with the installer.

Blistering — small raised bubbles

Distinct from all of the above. Small blisters in the surface come from moisture trapped in the shingle during manufacture, or from severe attic heat. When they pop they take the granules with them and create a bald spot.

Consequences

Why It Cannot Simply Be Left

A lifted edge is a wind lever. Shingles resist wind because each one is sealed to the one below across its full width; once that seal is broken and an edge is raised, a modest gust can get underneath and tear the shingle off. A roof that is curling generally starts losing shingles well before it would otherwise have failed.

It also breaks the shedding path. Water is meant to run over overlapping layers and off the eave. Where shingles are cupped or clawed, water can sit in the deformation, get under the course, and reach the underlayment. Underlayment is a secondary barrier, not a roof, and it is not designed to be the primary defence for years.

Response

What Each Case Calls For

Isolated deformation near a vent or on one small area: a repair, plus a look at why that spot is different. Localised heat or a blocked intake often explains it.

Cupping or blistering across the roof with a hot attic: correct the ventilation and reassess. The existing shingles will not flatten out, but you will stop doing the same thing to the next roof.

Buckling in long lines on a relatively new roof: talk to the installer. This usually traces to underlayment or decking rather than to the shingles, and it may be a workmanship matter.

Curling across whole planes on an older roof: plan a replacement. This is the shingle telling you it is done, and repairs on brittle curled shingles tend to break their neighbours.

Overview

Water Does Not Enter Where the Stain Is

The single most useful thing to understand about roof leaks is that water travels. It comes through an opening, runs along the underside of the deck, down a rafter, across the top of a ceiling joist, and drops through the drywall at whatever point it finds first.

That point can be metres from the actual entry, and often on the other side of a wall. Which is why cutting into a ceiling directly under a stain frequently finds nothing, and why the diagnosis starts in the attic rather than on the roof.

The Suspects

Seven Places Leaks Begin

1. Pipe boots

The rubber collar around plumbing vents is the most common single failure point on an asphalt roof. The rubber degrades under ultraviolet exposure and splits, usually well before the shingles are done. Inexpensive to replace, expensive to ignore.

2. Step flashing at sidewalls

Where a roof plane runs into a wall, individual pieces of flashing should be woven in with each shingle course. When someone substitutes a continuous strip of metal or a bead of sealant, it works for a while and then it does not.

3. Chimneys

Chimneys need base, step, and counter flashing, with the counter flashing let into the masonry rather than surface-caulked. Chimney leaks are also frequently not roof leaks at all — deteriorated crown, open mortar joints, or a missing cap will let water in above the flashing entirely.

4. Valleys

Valleys carry the concentrated runoff from two planes. Debris packs into them, holds moisture, and forces water sideways under the shingles. Closed-cut valleys done with an inadequate cut, or open valleys with undersized metal, both fail here.

5. Skylights

Flashing kits, seals, and the units themselves all age. A skylight that has been in place for twenty years under a roof that has been replaced around it is a strong candidate.

6. The eaves, in winter

Ice dams push water back up under the shingle courses, above where any ice barrier stops. This is a seasonal leak that appears in January and vanishes in March, and it is a ventilation and insulation problem more than a roofing one.

7. Nail pops and exposed fasteners

Nails backing out through the shingle above, or fasteners driven high or through the wrong part of the shingle, create small entry points that multiply across a field.

The one that is not a roof leak

Condensation. A poorly ventilated attic in an Ohio winter can produce frost on the underside of the deck that melts and drips during a thaw. It looks exactly like a roof leak, and re-roofing will not fix it.

How to Trace It Yourself

Go into the attic with a torch during or shortly after rain. Follow the wet trail uphill — water runs down, so the entry point is always above and usually upslope of the wet area. Look at the underside of the deck for staining, at rafters for tracks, and at nail points for rust.

Photograph what you find and note the position relative to something identifiable from outside: a vent, the chimney, a valley, the ridge. That single measurement is what lets a roofer go straight to the right spot instead of hunting. If you cannot get into the attic safely, do not — that is what an inspection is for.

Repairs

What a Real Repair Looks Like

Sealant is a temporary measure, not a repair. Roofing sheds water through overlapping layers and metal, and a bead of caulk on top of a failed detail is buying months. Any repair that consists mainly of sealant should be treated as a stopgap until it can be done properly.

A proper repair replaces the failed component and reinstates the layering. New boot rather than caulk around the old one. New step flashing woven into the courses rather than a strip laid over them. Valley metal replaced rather than patched. It costs more on the day and it stops the leak permanently.

What the Granules Are For

The coloured grit on a shingle is not decoration. It is a mineral layer that shields the asphalt underneath from ultraviolet light, adds fire resistance, and gives the surface its colour and some of its impact resistance.

The asphalt is the waterproofing. The granules are what keep the asphalt from breaking down. Once granule coverage is lost across an area, the asphalt is exposed directly to sunlight and begins to oxidise, harden, and crack — and that process accelerates as it goes.

Reading It

Normal, Concerning, and Terminal

Normal

  • The first year or two after installation. New shingles carry loose granules from manufacturing and handling. Finding a noticeable amount in the gutters after a new roof is expected and not a defect.
  • A light scatter at any age. Some ongoing shed across a roof's life is simply weathering.
  • A burst after a hailstorm. Hail knocks granules loose. That is a storm-damage question rather than a wear question, and it is worth documenting.

Concerning

  • Heavy accumulation on a mid-life roof. Cups of grit from a ten-year-old roof suggests it is ageing faster than it should, which usually points back to attic heat.
  • Accumulation concentrated below one slope, particularly a south or west face, meaning that plane is well ahead of the others.
  • Granules building at the base of downspouts in quantity, since that is the collection point for everything the roof sheds.

Terminal

  • Visible bald patches. Once you can see black asphalt mat across areas of the roof from the ground, that section is at the end. Granule coverage does not come back.
  • Bald plus brittle. Shingles that have lost their surface and snap rather than flex are finished, and they cannot be repaired around without breaking their neighbours.

What does not work

There is no product that meaningfully restores granule coverage. Coatings marketed for the purpose generally trap moisture, void manufacturer warranties, and complicate a future tear-off. Pressure washing an asphalt roof strips granules and takes years off it in an afternoon.

Causes

Why a Roof Sheds Early

The usual culprit is heat from underneath. An attic that runs very hot in summer bakes the shingle from the back, driving the volatile components out of the asphalt and loosening the bond that holds the granules. That is why ventilation shows up in every conversation about roof life.

After that: foot traffic, which crushes granules loose and is a reason to keep people off a roof unnecessarily; overhanging branches abrading the surface; runoff from an upper roof concentrated onto a lower plane, which scours a stripe; and simple age, which is the one nobody can do anything about.

Action

What to Do About It

If the roof is under two years old, note it and move on. If it is mid-life and shedding heavily, get the ventilation assessed — correcting intake and exhaust will not restore what is gone but it will slow what is left. If there are bald areas, start planning a replacement rather than a repair.

Either way, clear the granules out of the gutters. A layer of grit at the bottom of a gutter holds moisture against the metal, accelerates corrosion, and reduces the effective capacity of the trough. On a gutter with guards, the grit still gets in and still needs to come out periodically.

Cost, service life, weather performance, and appearance. Nearly every material decision is a trade among those four, and the right answer depends heavily on how long you intend to own the house.

A material that costs twice as much and lasts three times as long is excellent value over thirty years and poor value over six. That is not a knock on the material; it is a question about your horizon.

Options

What Each One Is Good At

Three-tab asphalt

The cheapest option and increasingly a false economy. Flat appearance, lower wind ratings, shorter life, and carriers have grown less enthusiastic about older three-tab roofs. Mostly specified now for outbuildings or where budget is genuinely binding.

Architectural laminated asphalt

The default across central Ohio and a sound one. Two bonded layers give it depth, mass, and better wind performance, with high wind ratings available when installed to the enhanced nailing pattern. Wide colour range, straightforward to repair, and every competent crew in the state knows how to install it.

Impact-resistant (Class 4) asphalt

Laminated shingles tested to resist impact, rated Class 4 under the standard steel-ball test. In a region that sees regular hail this is a reasonable upgrade, and some carriers offer a premium credit for it. Ask your agent before you buy, since the credit varies.

Standing seam metal

Concealed-fastener panels with very long service life, excellent shedding of snow and ice, and low maintenance. Higher cost and a smaller pool of qualified installers. Best value on long ownership horizons, complex snow-load situations, or where the look is wanted. Exposed-fastener corrugated panels are cheaper but the gaskets at the fasteners become a maintenance item.

Synthetic slate and shake

Polymer products that mimic slate or cedar at a fraction of the weight, so they do not require the structural upgrades real slate does. Long service life, high impact ratings, and a distinctive appearance. Cost sits between asphalt and metal.

Natural slate and cedar

Both are beautiful and both are specialist work. Slate is extremely long-lived and extremely heavy, requiring a structure designed for it. Cedar needs maintenance and has fire-rating considerations. Neither is a casual choice, and both need a contractor who works with them regularly.

What the Numbers on the Wrapper Mean

Wind rating is expressed in miles per hour and is conditional on installation. Many shingles reach their highest rating only with a specified enhanced nailing pattern and proper starter courses at eaves and rakes. Installed the ordinary way, they carry the lower rating.

Impact rating runs Class 1 to Class 4, with Class 4 the highest, tested by dropping steel balls onto the shingle. It measures resistance to cracking, not immunity from damage. Fire rating runs Class A to C, with Class A the highest; most asphalt shingles over a suitable deck achieve Class A.

Choosing

How to Actually Decide

Start with the horizon. Under about seven years, buy good architectural asphalt and do not overthink it. Over about twenty, metal and synthetic become genuinely competitive on cost per year. In between, the decision is mostly about appearance and hail exposure.

Then look at samples outdoors, on the actual house, at more than one time of day. Colour behaves very differently on a small board in a showroom than on a full roof plane in afternoon light, and this is the part people regret most often.

Finally, weigh the neighbourhood. A material that is wildly out of character with surrounding homes can affect resale, and some associations restrict materials and colours outright.

Why the Warranty Number Misleads

Shingles are sold with warranty terms measured in decades, and the word lifetime appears on a great many wrappers. Those terms are contractual promises about manufacturing defects, prorated over time, with conditions attached about installation and ventilation.

Service life is a different thing: how long the roof actually keeps water out and looks acceptable. It is shorter, and it varies more with how the roof was installed and vented than with which brand went on.

By Material

Realistic Ranges in This Climate

These are working ranges for central and northeast Ohio, assuming competent installation and adequate ventilation. Storm exposure can shorten any of them abruptly.

  • Three-tab asphalt: roughly 15 to 20 years. Thinner, lighter, and lower wind ratings than laminated products. Largely superseded, and increasingly disfavoured by insurers on older roofs.
  • Architectural (laminated) asphalt: roughly 20 to 30 years. The default for good reason — better wind performance, more mass, and a considerably better appearance.
  • Premium or designer laminated: roughly 25 to 35 years. Heavier still, with higher wind and impact ratings available.
  • Impact-resistant (Class 4) asphalt: similar to premium laminated, with meaningfully better hail performance. Worth asking your insurer about, since some offer a premium credit.
  • Standing seam metal: roughly 40 to 60 years or more. High initial cost, very long service, and excellent snow and ice shedding.
  • Synthetic slate and shake: roughly 40 to 50 years. Lighter than the real thing without the structural requirements.
  • Natural slate: potentially a century or more, with the fasteners and flashings usually failing long before the slate does.

What actually moves the number

  1. Attic ventilation. The single biggest controllable factor. A hot, moist attic cooks shingles from below and can remove years from the surface.
  2. Installation quality. Nailing placement and depth, starter courses, valley construction, and flashing detail decide whether a roof reaches its potential.
  3. Sun exposure. South and west planes weather faster. It is normal for one slope to be visibly further along than another.
  4. Storm history. A single hail event can end a roof that was otherwise halfway through its life.

Warranties

Reading the Fine Print Properly

There are two warranties on any roof and they cover different things. The manufacturer warranty covers the shingles against defects, usually prorated after an initial full-coverage period. The workmanship warranty covers the installation, and it comes from the contractor, so it is only as durable as the company behind it.

Enhanced system warranties — the kind available through manufacturer certification programmes — typically require that a full system of components from one manufacturer be installed by a certified contractor, and often cover workmanship for a defined period as well. They also generally require registration after installation, which is a step that gets forgotten surprisingly often.

Extending It

Getting the Years You Paid For

Four habits do most of the work. Keep the gutters clear so water leaves the roof rather than backing under the edge. Keep branches off the surface. Have the roof looked at after significant storms rather than waiting for a stain on a ceiling. And fix small things while they are still small — a cracked pipe boot is an inexpensive item that becomes an expensive one once it has been leaking into the deck for two winters.

Beyond that, get the ventilation right at replacement time. It is the cheapest thing you can do at the point of installation that changes how long the roof lasts, and it is very difficult to retrofit well afterwards.

Overview

Before Anyone Arrives

A good replacement starts with a walkthrough that covers where the dumpster and materials will sit, how the crew will access the roof, which landscaping needs protecting, and where vehicles should not be parked. It also covers the things people forget: satellite dishes, solar, and anything hanging on interior walls that vibration can shake loose.

You should also know before the first nail whether a permit is being pulled and by whom, and what the plan is if the tear-off exposes bad decking. Deck replacement is priced per sheet and it is far better to agree that number in advance than to negotiate it with a crew standing on the roof.

Sequence

The Order of Work

Protection and tear-off

Tarps and plywood go against the walls, over landscaping, and around the perimeter. Then the old roof comes off down to the bare deck — shingles, underlayment, old flashings, and the old drip edge. Everything comes off. A tear-off that leaves the old underlayment in place is not a tear-off.

Deck inspection

With the sheathing exposed, the crew checks for rot, delamination, and loose or missing fasteners, and re-nails as needed. Bad sheets are replaced now, and you should be shown what was replaced and why.

The water management layer

This is the part that decides whether the roof leaks in ten years, and it is entirely hidden by the end of the day.

  • Ice barrier at the eaves. Ohio's residential code calls for a self-adhering polymer-modified membrane, or two cemented layers of underlayment, running from the lowest edge of the roof to a point at least 24 inches inside the exterior wall line, measured along the slope. On steeper roofs the requirement extends further. Valleys and penetrations are also sensible places for it.
  • Drip edge at eaves and rakes. Code specifies the profile and lap, and the sequence matters: underlayment goes over the drip edge at eaves, and the drip edge goes over the underlayment at rakes, so water is always directed outward.
  • Underlayment across the remaining field.
  • New flashings. Step flashing at sidewalls, counter flashing at chimneys, valley metal, and new pipe boots. Reusing old flashing is one of the most common corners cut, and it is where roofs leak.

Shingles and ventilation

Starter course at eaves and rakes, then field shingles up the slope with the manufacturer's nailing pattern, then ridge cap. Ridge vent is cut and installed as part of this, and intake at the soffits is confirmed — exhaust without intake does not ventilate anything.

Cleanup

Debris out, gutters cleared of the material that inevitably lands in them, and a magnet sweep of the lawn, drive, and beds. Then a final walkthrough with you.

What to Do the Day Before

Move vehicles well clear and keep them clear. Take pictures off walls on the upper floor, since tear-off vibration travels. Cover anything stored in the attic — dust and debris fall through the deck once the shingles are off, and it is unavoidable. Plan for pets to be somewhere quiet, because it is genuinely loud.

If you work from home, expect several hours where concentration is difficult. And if the forecast turns, expect a good contractor to postpone rather than open a roof ahead of weather. A crew that tears off into an incoming storm is taking a risk with your house, not theirs.

Afterwards

The Final Walkthrough Checklist

Before you sign anything off, walk it with the crew lead and confirm:

  • Gutters are clear of nails and granules.
  • The magnet has been run over the lawn, drive, and beds — more than once.
  • Flashings at chimney, sidewalls, and valleys are new, not reused.
  • Ridge vent runs where it should and soffit intake is unobstructed.
  • Any deck replacement was documented and matches what you were told.
  • You have the warranty paperwork, and system warranty registration has been submitted where applicable.

Keep the final invoice, permit, and warranty registration together. They are useful later for resale and for insurance, particularly where a carrier's terms depend on roof age.

The Honest Version of the Question

A repair costs less today. A replacement costs less per year of service if the roof is near the end of its life. The decision is arithmetic, and the arithmetic depends on facts about your specific roof rather than on a rule of thumb.

The framework below is what we actually use. It will occasionally tell you to repair a roof that a salesperson would rather replace.

Four Questions in Order

1. How much of the roof is affected?

If the problem is confined to a defined area — a valley, one slope below a chimney, a run of ridge — repair is on the table. If the same failure mode appears on multiple planes with different exposures, the surface is failing generally and repair is patching a symptom.

2. How much service life is left in the rest?

This is the question that decides most cases. Spending two thousand dollars on a roof with fifteen years left is good value. Spending the same on a roof with three years left is buying three years at seven hundred a year, which is worse than replacement per year of service.

Judge remaining life from condition rather than age: granule coverage, flexibility, whether the shingles still lie flat, and how the ventilation is performing.

3. How many times has this roof been repaired already?

A first repair is normal maintenance. A third or fourth repair in a few years is a pattern, and it usually means either the roof is generally failing or something systemic was never diagnosed — an under-ventilated attic, an undersized valley, a chronic ice dam location.

4. What is the deck doing?

Shingles are replaceable. Sheathing is more involved. If moisture has been getting through long enough to soften the deck, a surface repair is going over a problem rather than fixing it, and the cost of correcting it later will be higher.

The appearance factor

Worth naming honestly: a repair on a weathered roof will not match. Shingle colours shift with age and product lines change. On a rear slope nobody sees, that is irrelevant. On the elevation facing the street, some people care and some do not.

Where Each One Clearly Wins

Repair clearly wins when a young roof has taken localised damage — a branch punched a hole, a boot cracked, a section lifted in wind, a flashing was never done right. The rest of the roof is fine and there is no reason to throw it away.

Replacement clearly wins when the field has failed, when leaks are appearing in unrelated places, when the deck is compromised, or when repeated repairs have stopped holding. It also tends to win when a roof is genuinely near the end and you are planning to stay in the house, because you will pay for the replacement either way and repairs in between are pure additional cost.

Practical

Getting a Quote You Can Actually Compare

Ask for both numbers where both are genuinely viable, and ask the contractor to state the expected remaining life after the repair. That second figure is what makes the comparison meaningful, and a contractor who will not estimate it is telling you something.

Then check the scopes describe the same work. A replacement quote that includes tear-off, ice barrier, drip edge, new flashings, ventilation correction, and a deck allowance is not comparable to one that says install new shingles and nothing else. The difference between those two quotes is not a discount.

Two Different Questions

People usually ask whether their roof is bad. The more useful question is whether the roof is failing at the details or failing in the field.

Detail failures — a flashing, a boot, a valley, a section of ridge — are repairs. They are localised, the surrounding shingles are still doing their job, and fixing them buys real years. Field failure is different. When the shingle surface itself has given up across whole planes, there is nothing left to repair to.

The Signs

What Actually Indicates End of Life

Roughly in order of how conclusive they are.

Conclusive

  • Widespread mat exposure. Shingles are asphalt-saturated mat with a granule surface. Once granules are gone across large areas and the black mat is showing, the asphalt is being cooked by ultraviolet light directly. That is terminal and it accelerates.
  • Brittleness across the field. A healthy shingle flexes slightly. One at end of life snaps rather than bends, and corners break off when lifted. If a roof cannot be walked or repaired without breaking what is around the repair, it cannot be repaired.
  • Multiple leaks in different areas. One leak is a detail. Leaks appearing in unrelated locations within a season or two means the water barrier is generally compromised.
  • Deck deflection. Visible sagging between rafters, or a spongy feel underfoot, means moisture has reached the sheathing. That is a structural conversation.

Strongly suggestive

  • Curling or cupping across whole slopes rather than a few courses near a vent.
  • Persistent granule accumulation in the gutters years after installation, when the initial shed has long finished.
  • Bald patches on the south and west exposures, which weather fastest in Ohio.
  • Nail heads backing out across the field, lifting shingles and creating dozens of small entry points.

Not conclusive on their own

  • Age alone. A twenty-two-year-old roof in good condition with adequate ventilation may have years left. A twelve-year-old roof over a hot, unventilated attic may not.
  • Moss and algae. The black streaking common across central Ohio is an algae, and it is largely cosmetic. Heavy moss holding moisture against the surface is more of a problem, but it is a maintenance issue before it is a replacement trigger.
  • A few missing shingles. That is a repair.

Method

How to Look Without Getting on the Roof

Most of this is visible from the ground with binoculars, and you should stay there. Walk the perimeter and look along each plane at a shallow angle rather than straight on — raking light shows lifted tabs, wind creases, and unevenness that disappears when you look at it face-on. Photograph each elevation.

Then go into the attic on a bright day with the lights off. Daylight through the deck means holes. Dark staining on the underside of the sheathing or on rafters means water has been there. Compressed or damp insulation, rusted nail points, and frost on the underside of the deck in winter all point to a ventilation or moisture problem that will shorten whatever roof you put on next.

Our climate is hard on shingles in a specific way. It is not the extremes so much as the cycling — repeated freeze and thaw, wide daily temperature swings in spring and autumn, humid summers, and periodic hail. Each cycle works the asphalt slightly.

Two things make a measurable difference to how long a roof lasts here. The first is ventilation: an attic that runs hot in summer bakes the shingles from underneath and can take years off the surface. The second is whether the previous installation got the details right, particularly the ice barrier at the eaves and proper flashing at every penetration.
