Overview

The Volume Involved

An inch of rain on a couple of thousand square feet of roof is well over a thousand gallons. Central Ohio gets on the order of forty inches a year. That is a very large quantity of water, and every drop of it is directed by the gutters to a small number of specific points on your property.

If those points are at the base of the foundation wall, you are concentrating the entire roof's rainfall into a few spots against the structure. That is how basements get wet, how foundations move, and how patios and walkways settle.

Getting the Water Away

Distance

The single most important variable. A downspout that ends at the wall soaks the backfill immediately against the foundation, which is the most permeable soil on the site and the path of least resistance downward. Extensions carrying water several feet out, onto ground that falls away, solve a large share of wet basement complaints on their own.

Grade

The ground should fall away from the house for the first several feet. Over decades, backfill settles and landscaping gets added, and many homes end up with ground that slopes back toward the wall. Extending a downspout onto ground that returns the water to the foundation accomplishes nothing.

Options for getting it out

  • Above-ground extensions. Cheapest and easiest to maintain, and you can see when something is wrong. Awkward for mowing, and hinged versions get left up.
  • Buried solid pipe to daylight. The best solution where the site has enough fall. Solid pipe, not perforated — perforated pipe is for collecting groundwater, and using it to carry roof water simply reinjects it into the soil along its length. Include a cleanout and make sure the outlet is visible and not buried in mulch.
  • Dry wells. Useful on flat sites with no daylight outlet, provided the soil percolates. In heavy clay, which is common across central Ohio, they can fill and stay full.
  • Rain barrels. Fine for garden water, but they overflow quickly in a real storm and still need an overflow route away from the house.

What not to do

Do not connect downspouts to a sanitary sewer — it is prohibited in most jurisdictions and contributes to sewer backups. Do not discharge onto a neighbour's property. And check local requirements, since some municipalities have specific rules about stormwater discharge.

Reading the Ground

Go outside during a heavy rain and watch. Water pooling within a few feet of the wall, a trench eroding at a downspout outlet, mulch washed across a path, or a persistent damp patch on one section of foundation are all telling you where the problem is.

Inside, look for efflorescence — that white mineral bloom on basement walls — and for damp that appears in one corner rather than generally. Both usually correlate with a specific downspout outside. Basement moisture that tracks weather almost always has an exterior drainage cause, and it is far cheaper to fix outside than to waterproof from within.

Winter

Freezing and Ohio Clay

Two local complications. First, downspout extensions and buried lines can freeze, and a blocked line backs water up into the gutter, where it adds to ice problems at the eave. Buried lines should be laid with consistent fall and a clear outlet, and above-ground extensions should be checked when a thaw is coming.

Second, much of central Ohio sits on clay. Clay drains slowly and expands when wet, which is why concentrated roof water against a foundation does more here than the same water would in sandy soil. It also means dry wells frequently underperform. On clay sites, getting water away from the house by pipe to a daylight outlet is usually worth the extra work.
